Mixed Housing Development Harwich

This development of nine dwellings in Harwich, Essex, is ongoing for an existing client. The site features six detached houses and a terrace block of three.

Starting at the back of the site, we have installed two plots simultaneously to speed up installation and utilise the crane’s use. In addition, the client on this project has an excellent understanding of timber frame building processes. As soon as we complete work on one plot, the follow-on trades can move in immediately to make them watertight. This keeps the build programme running with tight timescales in mind.

Detached Bungalows Harwich

We constructed the timber frames for these two bungalows for an existing client in August 2022.

They are part of a larger development of bungalows and are well-proportioned to provide three bedrooms, a bathroom, an en-suite, a kitchen and a utility room.

With an install time of just one week each, the bungalows lend themselves very well to timber frame construction. The repeat designs make them cost-effective and quick to hand over to follow on trades.

Timber Frame Home in Sevenoaks

In November 2021, we were commissioned to design, supply and install the complete structural package for this magnificent four-bed detached timber frame home in Sevenoaks, Kent.

The luxurious property is set across three floors with an open-plan living room, four large bedrooms, ensuite bathrooms, a cinema room and an indoor swimming pool.

Two Bed Detached Chalet Bungalow in Chislehurst

This small but spacious detached chalet-style timber frame bungalow was constructed in August 2021.

It was manufactured with pre-insulated 140mm panels and features a hand-cut roof with dormers.

The entire first floor of this project accommodated a master bedroom, with a further bedroom on the ground floor and an open plan living, kitchen, dining and study area.

Gore Green Farm

We were delighted to work with Bonnex Ltd on this timber frame project at Gore Green Farm in Higham, Kent.

The curtilage-listed farmhouse boasts vaulted ceilings in the kitchen, entrance hall and master bedroom with an integrated oak frame double carport.

The timber frame has created a stunning, large and light three-bed detached bungalow over 250sqm floor space.

Planning your timber garden building

Once you have identified what your garden building will be used for, you need to consider several factors in the planning phase:

Planning restrictions

While most timber garden rooms don’t need planning permission, they do need to comply with UK planning restrictions. Buildings that are closer than 2 metres to your boundary must be kept under 2.5 metres high, which usually means a flat-roof design. If you want a sloping or dual-pitched roof, your garden building will need to be more than 2 metres away from your boundary and have a maximum height of 2.5 metres at the eaves and 3 or 4 metres at the highest point, depending on the type of roof.

Location

If you plan to use your garden room as an office all day every day, there will be different considerations than if it is more for occasional use. Where it lies in your garden is also a big factor. Do you want it in full sunlight or partially in the shade? Do you want to see it from your house?

Materials, look and style

Your timber building will be part of your garden, so you want it to look nice. You can also choose the type and colour of the wood, doors and windows. And then there’s the roof – sloped, flat, rubber-covered… or you could even go for an eco-friendly, living green roof!
