Timber Frame Homes

Considering a timber frame self-build?

Timber frame construction has been around for thousands of years, and swathes of self-builders are coming back to it after realising its benefits over masonry builds. A survey by the National Custom and Self-Build Association (NaCSBA), found that timber frame construction accounts for 31.8% of self-build projects, just behind masonry at 35.2%, and the gap is narrowing yearly.

Why build using a timber frame? Quite simply, they provide a strong, sustainable body to any building, which saves time, money, hassle and the environment. What’s more, timber frame designs can be completely tailored to your needs and we really thrive off providing creative and practical solutions.

Frequently Asked Questions

Here are some of the questions we get asked most frequently, we hope you find the information in the answers useful.

Our head office is in Sidcup, Kent. Ashley and Kevin work from our Ipswich based office. All of our timber frame kits are manufactured and distributed from Northampton.

We are particularly prominent in Suffolk, Essex, Cambridge, Kent and Surrey, but cover the whole of the Southeast.

We supply and install for self-builders, main contractors and developers. We cover anything from an extension all the way through to multi-plot developments up to, or over 50 units, flats and schools.

Its environmentally friendly, saves time on site and is manufactured in a quality controlled factory, reducing waste and defects on site. Timber frame construction is a great way of building to keep energy costs down, offering excellent airtightness and thermal performance.

On the larger housing projects we repeat designs but generally we work to your design and architects drawings to provide a bespoke timber frame package.

Yes, as long as we have a floor plan and an elevation of your design, UK Structures Ltd can provide you with a quotation before planning has been granted.

We will return a quotation within 7 days of receiving your drawings.

This can be dependent on the design, but generally, we can design, supply and install our factory insulated timber frame kits for approximately £250 per m2.

This is dependent on the size and design of your project, but a typical 4-bedroom detached house with a trussed roof will take between 8-10 days to install. Head over to our projects page for some case studies and install times.

We can offer panel options for anything between 0.21 W/m2K all the way down to 0.11 W/m2K. Just let us know your target U-Value at quote stage and we can provide an package to meet your requirements.

Yes, we have installation gangs situated across the Southeast who have been working with us for many years. With an installation background ourselves, we are very particular about who we use to install our timber frame houses.

Timber frame buildings are designed to comply with all current building regulations. As with all other forms of construction, including masonry, we rely on the wall and ceiling linings (plasterboard) to comply.

Despite common perception, timber holds its structural integrity very well in the event of a fire when compared to materials such as steel that can bent and lose its strength.

We take compliance very seriously at UK Structures. We are members of the structural timber association as well as being ISO 9001:2015 certified. All of the timber for our panels, metal web joists, roof trusses and other wood products is sustainably sourced.

Why choose a timber frame for your self-build project?

Embarking on a self-build project is an exciting step. You get to choose exactly what you want and where you want it. The more flexibility you have, the closer you’ll get to that dream home, bespoke garden office or commercial project you’ve been imagining.

Not only can timber frames be custom designed to your specifications, but they can also save significant time, money and energy. One of the main reasons for this is the off-site pre-construction. No weather constraints, precision engineering, state-of-the-art equipment and rigorous step-by-step quality control can save 25% of build time when compared to masonry builds. The knock-on effect is a reduction in cost and energy. And the savings don’t stop there. The dry construction of timber frames also means reduced maintenance costs as there is no risk of plaster shrinking and cracking.

Maximise on energy efficiency

When you choose timber frames for self-build projects, energy efficiency is guaranteed. Along with timber, UK Structures uses a large variety of building products to ensure your building has the lowest possible U-value – the official figure that shows how much heat is lost through materials of a certain thickness. This applies to walls, roofs and windows, and the ultimate aim is to get as close to zero as possible.

Closed-panel walls have a lower U-value, but they are higher in cost, which isn’t always feasible within a self-build budget. Open-panel timber frame walls still provide more enhanced energy efficiency than brick and mortar walls, resulting in a more environmentally friendly building with lower fuel costs.

Whether you choose an open-panel or closed-panel timber frame construction, our team will discuss your options and explain the process in detail.
